I’m in NJ and every time I search online all I find are sites that want to charge me to view the list. Isn’t this part of public records?

    Google the New Jersey county you’re interested in.
    For instance, I just accessed Somerset County to demonstrate how easy it is.
    Look at the website.
    This information is free

    Yes, and no.

    You can go to your county courthouse and get the information yourself (look through the files or on-line Lis Pendens listings).

    But counties don’t normally keep “lists” – they just file the Lis Pendens (notice of default) and you have to weed out what you need from each one individually. Some counties give you a lot of information within the Lis Pendens; most are very simple listings, and you’d have to look up the owner’s address, property address (sometimes they give the Tax ID, sometimes not), etc.

    This is for the pre-foreclosures.

    Once houses are foreclosed, it becomes even tougher, because you have to figure out whether the houses went back to the bank or an investor bought them. If they went back to the bank, they’ll become REOs, and most banks will just list them with a Realtor once they evict anyone living there; so the best place to find already-foreclosed homes is through your MLS. Most bank REO departments won’t deal with an individual who just wants to buy one property – they’re way too busy right now and would rather just dump 20-30 properties at a time on their Realtors.

    Or you can buy lists from people who already looked all the info up for you.

    The reason that you only find sites that will charge you is that your question is designed to attract con men.

    The best way to find houses that have been foreclosed is simply to look on any local website that a local real estate broker has that allows you to look at the multiple listing service.

    Every bank when the foreclose on a house and clear the title they list the property with a real estate company. So they are all in the multiple listing service.

    I would recommend that instead of concentrating on just the foreclosed properties that you instead look at all the homes for sale in your area and price range that have the criteria that you are looking for. Find the best houses for the money. If they happen to be foreclosed then great! If they are owned by a couple that is getting divorced and desperate to sell then great!

    Don’t make the mistake of ignoring whole types of houses. You may pay way to much.

    Great advice from Glenn. Especially about not restricting yourself to just foreclosures. Look for deals everywhere: foreclosures, preforeclosures, estate sales, tired landlords, divorces…and on and on.

    Any Realtor will be able to give you a free list of foreclosures on the market. It’s that simple. Really, it is.

    Good advice from the other poster who supplied a link to sheriff’s sales. Problem is: Many localities don’t list those on their Web sites. But it’s worth a shot.

    When a notice of default is filed, yes, it is public record. But that doesn’t mean it’s available online. Sometimes you have to physically go down to the courthouse. Or–for instance, where I live–I can subscribe to a service offered by the county for $50 per month. It gives me access to all sorts of court records, not just foreclosures. But they do have a right to charge for it. Again, if I go down to the courthouse myself, I can view it for free.
