Interview with Ocean County Real Estate Agent

December 1st, 2008 // 1:46 pm @ admin

Here are a few questions we asked a local Ocean County Real Estate Foreclosure expert:

What are the biggest opportunities to get cheap homes in Ocean County?

Banks are listing foreclosed properties with Realtors.. You NEED to be in touch with an experienced agent who knows the “ins and outs” of purchasing a foreclosed property.. You also need to find the foreclosures before everyone else does.

What are the hottest areas for foreclosures right now and why?

Middle class suburban neighborhoods are taking the biggest hit. The wealthier “shore” areas such as Long Beach Island, Lavalette, etc are not experiencing foreclosures nearly as often as the residential neighborhoods. Unfortunately, with the exception of a few select towns- foreclosures have been running like wildfire. This will not last forever, though- this is definately the time to buy! The government is working very hard to stop foreclosures and keep people in their home.

Describe the best way to find the freshest bank owned homes-

Get in touch with Kristen Smith to be placed on the “auto emailer”. My program personalizes your search and emails you the MOMENT a new bank owned listing hits the market… finding the bank owned home FIRST is the name of the game.  It is so simple… Name your search criteria (i.e beds, baths, price range, location)  Include your contact information and email address and let’s get started!

Do NOT buy lists off the internet. Naturally you will find “services” that come out of the woodwork claiming to have the “golden list” of foreclosures. Do not be fooled. Most of the homes on those lists are outdated or just plain false. Save your money and work with a Realtor. The buyers (you) do not pay for the Realtors commission, the Banks do! I was surprised at how many people did not know that.
